Please read this carefully, when you make a booking with us (whether by email, telephone or post) these conditions are deemed to have been accepted by you.

Whilst all efforts are made to keep our website up to date and accurate, prices and availability must be confirmed prior to booking.  Errors and Omissions Excluded (E&OE) 

General

This is a legally binding contract between the property owner and the holidaymaker. The property owner is also referred to as "we" and "us".

The holidaymaker is the person who signs the booking form or, in the case of online booking, the person who makes the online payment. This person is responsible for ensuring all members of the holiday party accept and adhere to these terms and conditions. The holidaymaker is also referred to as "you".

Bookings

A booking deposit is payable within 7 days of the provisional booking being taken. The booking is taken on a provisional basis until the deposit has been paid in full and funds cleared through the banking system (where appropriate). The booking then becomes confirmed. Until the booking is confirmed, it can be cancelled at any time without prior notice.

 

Promotional codes cannot be combined

The balance of the rental charge, along with the breakage deposit of £100, is payable not less than 4 weeks prior to the start of the holiday. Failure to pay the deposit or balance in full by the due dates will constitute a cancellation of the holiday by the holidaymaker. 
Bookings made less than 4 weeks prior to the arrival date must be paid in full at the time of booking.

Cancellation 

Cancellation of the booking by the holidaymaker should be made in writing and sent to the address provided in the booking confirmation email.

 

If a cancellation is made more than 4 weeks prior to your stay, The £75 deposit will be forfeited.

 

No refunds will be made if you cancel your holiday less than 4 weeks prior to your stay.

 

we will do our utmost to re-let the property and if successful, a discretionary payment may be made. however this is not a guarantee and we strongly recommend you take out holiday cancellation insurance.

In the unlikely event the property becomes not available and the property owner has to cancel the booking, the property owner will endeavour to find the holidaymaker suitable alternative accommodation. If suitable alternative accommodation cannot be found, the holidaymaker shall be entitled to a full refund. The property owner shall only be liable to return the monies received. No compensation or consequential losses shall be paid.

Miscellaneous

Whilst every care is taken to provide a true and accurate description of the property, over time, alterations are made and some things do change. The holidaymaker accepts that no refunds are available for such discrepancies.

The property owner reserves the right to enter the property, at a reasonable time, in the event of an emergency or remedial repair work being required.

The property owner is entitled to ask the holidaymaker to leave the property without any refund if, in the property owner's opinion, the behaviour of the holidaymaker and/or his/her party is unacceptable.

The property owner reserves the right to refuse entry to anyone who acts like they are under the influence of Alcohol/drugs or is aggressive

The property owner reserves the right to ask the holidaymaker and their party to leave the property, without refund, should the behaviour of the holidaymaker and/or their party be considered by the property owner to be unacceptable.


Number of Guests

The maximum number of people entitled to stay at this property is 4 and furthermore

only those people named on the booking form are entitled to stay.

 

If more people than agreed are using the property, this will be considered a breach of contract and the holidaymaker and his/her party will be asked to leave immediately without any refund.

 

Sub letting or assignation of the let is prohibited.


Pets

due to the compact size of our property we only allow 1 small or medium size dog by prior agreement

 

we only accept well behaved dogs

 

we do not charge any additional fees for a dog

 

dogs can stay in any part of the accommodation

 

dogs are not allowed on the beds

 

dogs are allowed on the sofa and armchair provided that sofa covers available at the chalet are used

 

leaving your dog unattended at the property is not allowed

 

the owner of the dog is responsible for any damages or mess caused by their pet and will be charged additionally if anything needs replacing or requires an extra clean. the cost will be deducted from the damage deposit paid at the time of making the booking

 

the owner of the dog is responsible for picking up their dog poop and disposing it in the bins provided

 

the owner of the dog is responsible for providing dog's bedding, bowls, food and towels for cleaning

 

on rainy days we ask that you to towel dry and clean your dog of mud prior to entering the chalet

Arrival and Departure Time

 

Your check in time is 15:00 on the day of your arrival 

 

 The property must be vacated by 11:00 on the day of departure.

 

 Information about keys and how to collect them will be provided once full payment has been received 

 

if you decide to leave early, no refunds will be made for the nights you booked but didn't stay


Liability

 

The owner is responsible for making sure that the chalet is clean and in good state of repair for your arrival


The property owner is not liable for the personal possessions of the holidaymaker or the holidaymaker's party. Vehicles and possessions are left entirely at the risk of the holidaymaker.

 

The owner is not liable for any temporary outage of electricity, gas, water, internet connection or television service and no compensation will be given for such outage

The holidaymaker is responsible for all members of their party and needs to make sure that children are supervised at all times


Cleaning/hygiene


The property owner will ensure that the property is clean and tidy for your arrival. we will also provide basic cleaning and hygene supplies incl.but not limited to hand soap, antibacterial gel, toilet paper, washing up liquid, scourers, dish cloth, bin bags.

before the departure the holidaymaker is responsible for ensuring that the chalet is left clean and tidy and

empty the rubbish bin

wash the dirty dishes and put them away

empty the fridge and the freezing compartment of leftover food and drink

​

The property owner retains the right to make an additional charge of £40 for cleaning should the property not be left in a similar condition to the way it was found at the start of the holiday.


Breakages

The holidaymaker for the time of their stay takes responsibility for making sure that the property, fixtures and fittings and all contents are in the same state of repair and condition as at the start of the holiday.

 

Any accidental damage or breakages that occur during their stay should be reported to the property owner (or their representative) at the earliest convenience.

 

The property owner retains the right to make an additional charge for damage and breakages

 

minor breakages and reasonable wear and tear (in the opinion of the property owner) will not be charged for.


Complaints

In case of any damages or issues on arrival,  it is the responsibility of the holidaymaker to make any such problem known to the property owner (or their representative) as soon as it becomes apparent.


The property owner will make every endeavour to rectify any identified problems as soon as is reasonably possible.
 

any complaints made after the departure won't be considered and no compensation will be given

Return of Damage Deposit

Your breakage deposit, minus any deductions, will be returned to you within 2 weeks of the departure.

House rules

​

the following is not permitted:

​

smoking cigarettes, pipes or tobacco. if the property smells strongly of ciggarette smoke after your departure the owner retains the right to charge an additional fee of £40 for cleaning which will be deducted from the damage deposit paid at the time of booking

​

charging of electric vehicles

​

candles or open fire

​

parties or events

​

we ask you to:

​

leave the furniture where it is

​

make sure that all inventory stays at the property

​

close all windows and doors when leaving the property unattended

​

sort the rubbish as much as possible - there are a few recycling points around the park

​

clean the BBQ facilities if you have used them during your stay

​

respect other residents privacy and their right to peaceful holidays
